When shopping for a home there will always be compromises. Before you start your search, you’ll need to decide which features are deal breakers, and which are negotiable. #1 PRICE. Make sure you know what you can afford, how much home you’ve been approved to buy, and what you’re willing to spend. It’s possible for all these numbers to be different. Especially in this market, where homes are selling extremely quickly, be sure you’ve gotten pre-approval from a reputable lender! We can recommend a few good ones {{ HERE }}. Additionally, take into consideration the cost of real estate taxes, utilities, and future repairs/updates.

#2 LOCATION. If you know exactly where you’d like to live, that will narrow things down a lot. If you’re more flexible on location, you’ll have more options to choose from. Pay attention to the proximity to work, schools, shopping and services that are important to you. Walk the areas you’re interested in if possible. You can learn a lot about the community and local amenities, such as trails, parks, and pools. When you narrow down to a particular home you’d like to buy, pay attention to noise levels. Look for busier streets and highways nearby, and proximity to traffic, which becomes even more important if you have little ones. Our Agents will be tuned into these things as well.

#3 NEEDS & LIFESTYLE. Consider how long you expect to be in the home, and your stage of life. Are you planning to increase the size of your family or will you soon be an empty nester? Perhaps you’re nearing retirement age? This will affect the floor plan, and number of bedrooms and baths best for you. And don’t forget to consider how much outdoor space is appropriate for the number of pets, kids, and activities you enjoy.

#4 STYLE & CONDITION. Are you willing to buy a fixer-upper, or will you only accept a move-in ready home? Perhaps you’re more comfortable somewhere in between? Both ends of the spectrum and all the space in between will affect the price tag of the home. Knowing your preference is important when searching for your next home. #5 GUT INSTINCT. No home is perfect, but the house you buy should feel perfect for YOU. If you’re not excited, or you’re wrestling with the ifs, ands, or buts you might need to keep looking. You shouldn’t need to convince yourself you’ve found “the one”. Most importantly, if you have a partner you’re shopping with, make sure you’re both on the same page on ALL the above items. Know the difference between needs and wants.
