Kansas City’s weather creates unique demands on homes, from freezing winters to humid summers and severe storms. Use this month-by-month checklist as a practical guide for staying ahead of common issues.

 

 

DECEMBER

  • Inspect and replace weatherstripping on doors and windows
  • Inspect roof edges and flashing before snow accumulation
  • Review emergency shutoff valves for water and gas
  • Adjust air vents for winter airflow
  • Confirm radon mitigation system is operating properly

JANUARY

  • Clean refrigerator and wine cooler condenser coils
  • Deep clean oven and oven hood filter
  • Clean washing machine and dishwasher (remove debris and buildup)
  • Review thermostat settings for winter efficiency
  • Adjust air vents for winter heating

FEBRUARY

  • Clean bathroom drains, floor drains, and ceiling exhaust vents
  • Clean and inspect grout and caulk around tubs, showers, and sinks
  • Clean jacuzzi tub (if applicable)
  • Inspect, test, and replace filters in whole-home humidifier
  • Test smoke and carbon monoxide detectors

MARCH

  • Inspect roof, flashing, siding, stone, and brick
  • Inspect exterior for wood rot or moisture damage
  • Inspect grading and drainage around foundation
  • Clean gutters, downspouts, and buried downspout extensions
  • Test sump pump and backup battery
  • Trim trees and bushes away from the house

APRIL

  • Apply lawn pre-emergent
  • Inspect basement for moisture, condensation, and cracks
  • Confirm gutters drain water away from foundation
  • Activate sprinkler system; inspect for leaks and align heads
  • Inspect siding, trim, fencing, and exterior paint

MAY

  • Service AC system
  • Clean exterior AC units & inspect refrigerant line insulation
  • Clean windows and screens
  • Clean and service grill
  • Adjust air vents for warmer temperatures
  • Switch ceiling fans to counterclockwise for cooling

JUNE

  • Clean dryer vent (entire run to exterior)
  • Clean air ducts (as needed / every few years)
  • Clean carpets
  • Inspect attic ventilation and insulation
  • Spray for insects and pests

JULY

  • Check basement or crawl space for excess humidity or mold
  • Flush water heater to remove sediment
  • Test GFCI outlets
  • Inspect and lubricate garage door hardware and safety sensors
  • Inspect driveway and walkway for cracks or settlement

AUGUST

  • Inspect roof for storm damage or missing materials
  • Inspect plumbing under sinks and behind appliances
  • Touch up exterior paint where peeling or exposed
  • Pressure wash siding, decks & surfaces; reseal / stain as needed
  • Clean yard debris collection boxes

SEPTEMBER

  • Service furnace before cold weather
  • Inspect roof, flashing, eaves, and soffits
  • Inspect and refresh exterior caulking and mortar around windows and doors
  • Aerate and overseed lawn
  • Inspect deck and fence fasteners and hardware

OCTOBER

  • Adjust air vents for cooler temperatures
  • Review thermostat settings for heating season
  • Inspect and clean fireplace, flue, and gas fireplace glass
  • Seasonally seal whole-house attic fan
  • Winterize sprinkler system
  • Remove hoses from exterior spigots
  • Reverse ceiling fans to clockwise for heating

NOVEMBER

  • Clear leaves from gutters, window wells, and foundation edges
  • Re-clean buried downspout extensions
  • Test and replace smoke and carbon monoxide detector batteries
  • Inspect exterior lighting and security systems
  • Inspect attic and exterior for pest entry points

ADDITIONAL NOTES

  • Change HVAC air filters monthly or as recommended for your system
  • Deep cleaning tasks (air ducts, carpets) may be done as needed rather than annually.
  • Always hire licensed professionals for HVAC, roof, electrical, and gas-related work.
