We’ve spoken with many homeowners who are leery of selling their home in the current real estate market. We are in a strong seller’s market. This is wonderful news for those listing a home. At the same time, finding a new home to buy may feel daunting. It’s no secret that the inventory of homes in Kansas City is lower than it has been in many years. We understand your concerns and want to put your mind at ease.
No two home transactions are exactly alike, and each home has unique features. Likewise, each client has their own concerns and questions. Before you begin the home buying and/or selling process, you’ll want to meet with your Realtor® to discuss all of your options.

#1 Plenty of homes are coming on the market. The key is seeing them right away, and we’ll make sure you do! Did you know that 100 to 200 houses come on the market in our area each week? The number of homes for sale in the Kansas City metro is down, with less than one month of inventory—and yet there actually ARE plenty of houses available. The inventory quantity can’t go up because homes are selling so quickly. With the number of pending homes and sold homes continuing to trend up, we also know that plenty of homes will continue to come on the market. However, this turn-around rate means you need to view homes as soon as they go on the market, or they’ll be gone. We can help you see them as soon as they become available.
#2 We can advise you on how to buy first and sell second, so you don’t miss out. You don’t have to be a cash buyer to make this work… In this market, most homeowners will have the best luck if they sell their house AFTER buying their next home. This may sound like a scary proposition. For many, paying two mortgages at once is challenging. However, if you have equity in your current home, a bridge loan may help you buy your new house first. The application process is typically simple because it is a short-term loan, and with homes selling as quickly as they are, your risk is fairly low. Frequently we can negotiate between buyers and sellers to make your closing dates align, but this loan will help finance the purchase of your home if your closing dates are farther apart. #3 We have the know-how to help you win in multiple offer situations. You may have heard wild stories from neighbors and friends who have recently sold a home. We’ll confirm that at least one part of their stories is true. In this market sellers are receiving multiple offers frequently! While many offers can come in, there is still only one buyer will become the new owner. This may sound like a stressful situation, particularly if you fall in love with a home you’ve seen. #4 We can also help you decide if staying in your current home is the right decision for now—and that’s ok too! If your house needs updating, we can discuss whether it’s best to make updates for you to enjoy, or we can talk about what is necessary to sell. This is a good conversation to have as your home may need less work done to it before placing it on the market than you think. In many cases during this seller’s market, big remodeling projects are something you’ll want to consider only if you intend to stay in the home for a few more years.
